A single car door on a 1998 Clopay wouldn’t lift past knee height. The torsion spring measured 0.207-inch wire diameter and had snapped clean at the winding cone, which meant the door’s full weight fell to the motor. We replaced the pair, rebalanced the door, and recalibrated the opener’s travel limits. The door now cycles at 6 inches per second with no strain on the motor mounts.

This Wayne Dalton door had jumped its track after a bottom roller seized. The bracket bent 15 degrees, which is a common failure point when a door is forced open manually. We straightened the track, replaced both bottom brackets and rollers, then ran a full cycle test to confirm the door sat square in the opening. The homeowner watched the whole repair, and we sent her the photo record before she signed anything.

The old Chamberlain chain drive wasn’t dead; it was just wrong for the job. A heavier Amarr door had been installed years earlier, and the opener had been straining to lift it. The logic board showed overheating marks, according to our tech’s notes. We swapped in a belt-drive LiftMaster rated for the door weight, added a new trolley carriage, and replaced the safety sensors at the base rails. The difference is audible: belt drive runs at roughly half the noise of the chain it replaced.

The cable had frayed to three remaining strands and the drum showed deep scoring, which is a safety issue we don’t leave for later. We replaced both cables, re-spooled the drums evenly, and replaced the bottom fixture on the broken side. The grinding was traced to a misaligned torsion bar bearing. After repair, the door operated without resistance and the cables wound evenly under load.

Insulated door replacement in Southwest Anaheim

The old door was a non-insulated steel panel that had taken a hit from a trash bin, and the bottom panel was separating at the seam. Rather than pull the panel back into shape, we measured and installed a new insulated steel door, added vinyl weatherstripping to the bottom and sides, and replaced the hinges. The garage temp difference was noticeable by the next morning, and the door now seals tight enough to keep leaves out of the track.

This 2006 Craftsman door had steel rollers that had worn into ovular shapes, which made the door shimmy during operation and put uneven pressure on the tracks. We swapped them out for nylon-bearing rollers, replaced two hinges with visible play, and lubricated the torsion springs, which hadn’t been serviced since install. The door now moves without lateral sway. A common repair, but the difference in the way the door tracks is the part that matters.
