Amarr Weather Seal Replacement: The Anaheim Owner’s Guide

We stock and install Amarr-compatible weather seal replacement throughout Anaheim, with most jobs running $110-$220 installed depending on door width and seal type. Same-day replacement is usually available for single and double garage doors. Most owners discover the problem the same way: a strip of rubber hanging off the bottom of the door, daylight showing through the gap, or a garage that suddenly smells like whatever the Santa Ana winds pushed under it.

Which Amarr Models This Applies To

The bottom weather seal on Amarr residential doors fits into a T-shaped aluminum or steel retainer channel that runs along the bottom panel. Amarr’s current production is split across three broad families: the Heritage and Classica lines (steel doors, wider T-channel), the Lincoln and Stratford series (also steel, but with a narrower channel profile on some years), and the older Olympus and Gateway models still common in Anaheim’s ranch-style homes. The compatibility gotcha is the retainer width: Amarr has used both 1/4-inch and 5/16-inch T-channels depending on the year and the plant that built the door, and the seal that fits one will slide right out of the other. We measure the channel when we arrive. “The part that failed tells you everything - if you know what to look for.”

OEM Amarr seals are vinyl or rubber, with the rubber compounds holding up better to Anaheim’s UV exposure. Quality aftermarket seals using the correct T-channel profile work fine and often cost less, and we’ll tell you which we’re quoting and why. Servo Garage Doors Anaheim is an independent service provider, not affiliated with Amarr.

Signs Your Amarr Weather Seal Replacement Is Failing

Signs Your Amarr Weather Seal Replacement Is Failing
  • Visible daylight under the door. The seal has compressed past its useful life or torn away from the T-channel. This is the clearest sign and the one that usually prompts the call.
  • A rubber strip dragging or catching on one side. The seal has partially pulled from the retainer channel and now hangs below the door’s travel plane. Left alone, it snags on the concrete and tears fully away.
  • Water pooling near the interior door seam after rain. Anaheim doesn’t get much rain, but when it comes, a failed seal lets it run under the panel and across the garage floor.
  • Leaves, dust, or seed pods blowing under the door. In Anaheim’s wind corridors near the 91 and 57, a healthy seal blocks this. If the garage floor needs sweeping after a windy week, the seal is done.
  • Brittleness or cracking when the rubber is flexed by hand. UV and heat cycling harden the material over 5 to 8 years. A seal that crackles instead of flexing has lost its ability to conform to the floor.

Replacement Cost & What’s Included

In Anaheim, Amarr bottom seal replacement runs $110-$220 installed. The range is driven by door width (single versus double), whether the retainer channel itself has been bent or needs replacement, and whether we’re using OEM or a quality aftermarket seal. For reference, wider doors like the double garages common in the newer builds east of the 55 sit at the upper end.

Every quote we write includes the seal, the labor to pull the old one and set the new one, and cleanup. It’s a flat, written price delivered before any work starts, per Clause 1 of The Haven Standard. If the retainer channel is damaged, we’ll photograph it, show you, and write the replacement into the scope before we proceed. The work carries our 365-Day Done Right Promise: if it’s not right, we make it right.

Weather seal replacement is on the safer end of garage door work, and some owners do it themselves. If the retainer channel is straight and the old seal slides out with a firm pull, a patient homeowner can swap it in an afternoon. Where DIY goes wrong: a bent retainer, a seal that’s heat-welded into the channel on older Amarr doors, or trimming the new seal too short so the corners leak. On this specific part, the risk is mostly frustration, not injury. That said, the panel is heavy, and working under a garage door means working around a system under tension. If you’re not confident, we’ll have it done quickly and document what we found. Call us at (949) 822-8002.
